About the Role

We are seeking an experienced and commercially driven Senior Quantity Surveyor to join our client's team roofing division, based in London.

This is an exciting opportunity to take ownership of the commercial management of multiple roofing projects across London and the South East, from pre-construction through to final account. Working closely with the Commercial Director, Project Managers, clients, suppliers, and subcontractors, you will play a pivotal role in ensuring projects are delivered profitably while maintaining the highest commercial and contractual standards.

Key Responsibilities

  • Lead the commercial management of multiple roofing projects from pre-construction through to final account.
  • Prepare, review, and approve detailed cost estimates, tenders, budgets, and pricing submissions.
  • Develop commercial strategies to maximise project profitability.
  • Manage the procurement of subcontractors and major material packages.
  • Negotiate contracts, rates, and commercial terms with clients, suppliers, and subcontractors.
  • Prepare and submit interim valuations, payment applications, and final accounts.
  • Review and certify subcontractor valuations and final accounts.
  • Lead the management of variations, compensation events, contractual claims, and dispute resolution.
  • Produce and review monthly Cost Value Reconciliations (CVRs), forecasts, and commercial reports.
  • Monitor project cash flow, margins, and overall financial performance.
  • Provide commercial advice and support to Project Managers and senior leadership.
  • Ensure compliance with contractual obligations under JCT, NEC, and bespoke contracts.
  • Identify commercial risks and implement effective mitigation strategies.
  • Lead negotiations relating to disputes, claims, and final account settlements.
  • Mentor and support junior Quantity Surveyors and commercial team members.
  • Attend client meetings as the primary commercial representative.
  • Support business development through tender submissions and pricing strategies.
  • Drive continuous improvement in commercial processes, governance, and reporting.
  • Build and maintain strong relationships with clients, consultants, suppliers, and subcontractors.
  • Monitor project performance against KPIs and recommend corrective actions where necessary.
  • Contribute to strategic planning, budgeting, and business growth initiatives.
  • Ensure all commercial decisions align with company objectives, profitability targets, and industry best practice.

Qualifications & Experience

Essential

  • Degree, HNC, or HND in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
  • Minimum 5 years' Quantity Surveying experience within the roofing industry is preferred.
  • Strong knowledge of JCT, NEC, and bespoke forms of contract.
  • Proven experience managing the commercial aspects of multiple construction projects.
  • Excellent negotiation, communication, and relationship management skills.
  • Strong analytical and financial management abilities, including CVRs, forecasting, valuations, and final accounts.
  • Proficiency in Microsoft Office, particularly Excel, and commercial management software.
  • Full UK driving licence.

Desirable

  • RICS membership or working towards chartership.
  • Experience across commercial, residential, industrial, and public sector roofing projects.
  • Knowledge of roofing, waterproofing, cladding, and building envelope systems.
