Senior Surveyor – Commercial Property Management

My client is seeking an experienced Senior Surveyor to join its market-leading Property Management team in Central London. This is an excellent opportunity to take ownership of a prestigious portfolio of commercial assets on behalf of institutional investors while working within a collaborative, ambitious and highly respected team.

The successful candidate will manage complex property management instructions, develop long-term client relationships and mentor junior colleagues, whilst delivering an exceptional standard of service across a diverse portfolio.

Key Responsibilities

Client Relationship Management

  • Act as the primary point of contact for Asset Managers, developing trusted, long-term client relationships.
  • Provide strategic advice on a wide range of commercial property management matters.
  • Deliver commercially focused solutions that support client investment objectives.
  • Build credibility through excellent service and technical expertise.

Lease & Property Management

  • Manage complex occupier applications including assignments, sublettings, licences to alter and other lease events.
  • Ensure occupiers comply with lease obligations and recommend solutions where breaches occur.
  • Advise on landlord and tenant legislation and collaborate with legal and building consultancy teams where appropriate.
  • Resolve property management issues that could impact asset value.

Financial Management

  • Work closely with the accounts team to oversee cash flow, budgeting and financial performance across the portfolio.
  • Assist with debt management and arrears recovery.
  • Ensure occupier accounts and financial records remain accurate.
  • Manage purchase orders, supplier invoices and financial reporting.
  • Monitor utilities, turnover and commercial income streams where applicable.

Service Charge Management

  • Prepare and manage service charge budgets and year-end reconciliations in accordance with the RICS Professional Statement.
  • Respond confidently to occupier queries regarding service charges.
  • Review apportionments, landlord liabilities and occupier caps.
  • Work proactively to minimise void costs and maximise operational efficiency.

Property Operations

  • Carry out regular inspections across the portfolio, ensuring assets are maintained to an exceptional standard.
  • Produce comprehensive inspection reports and action plans.
  • Oversee property mobilisations, disposals and transition processes.
  • Coordinate major works projects alongside facilities managers and consultants.
  • Ensure full compliance with Health & Safety legislation and statutory obligations.
  • Support insurance renewals and oversee claims where required.

Leadership & Mentoring

  • Lead complex property management initiatives with confidence and autonomy.
  • Mentor and support Surveyors, Graduates and Assistant Property Managers.
  • Share technical knowledge and encourage professional development across the team.
  • Act as a senior technical resource for colleagues.

About You

You'll be an experienced commercial property professional with a strong understanding of landlord and tenant matters, service charge management and client relationship management.

Ideally you'll have:

  • MRICS qualification (preferred).
  • Significant commercial property management experience.
  • Strong understanding of commercial leases and Landlord & Tenant legislation.
  • Excellent financial and service charge management skills.
  • Experience managing institutional client portfolios.
  • Outstanding communication and relationship-building abilities.
  • A proactive, commercially minded approach with excellent problem-solving skills.
  • The confidence to mentor colleagues and contribute to the ongoing success of the wider team.
