Senior Surveyor - Property Manager
Senior Surveyor | Commercial Property Management – Manchester
About the Role
You will be joining a growing property asset management company expanding its Manchester office, now seeking a senior surveyor in commercial property management. This is a hybrid role, requiring 3 days on-site, with responsibilities spanning a mixed portfolio of office, industrial, and retail units.
Successful candidates will:
- Align with the client’s strategic objectives, delivering according to their unique scope of work.
- Develop a client relationship management (CRM) role, fostering long-term engagements with key stakeholders.
- Expand business networks, implementing a robust market development strategy and influencing growth through business principles.
- Identify and capitalize on opportunities to introduce complementary services, such as ESG or Destination Marketing, driving additional revenue streams.
- Demonstrate deep industry expertise, enabling you to propose innovative solutions that add value for clients.
- Stay informed of market trends and industry perspectives to advise effectively.
- Drive asset management initiatives, ensuring proactive engagement with clients.
- Manage service charges across diverse and complex assets, balancing size, function, and stakeholder scoping.
- Supervise junior Surveyors and Graduate Surveyors, ensuring high-quality outcomes.
- Act as a trusted partner to Associates and Partners, providing measurable business impact.
- Mitigate risk to safeguard client interests within regulatory and contractual guidelines.
- Oversee the timely submission of client deliverables, adhering to deadlines and quality standards.
- Strengthen internal collaboration, aligning teams around unified client strategies.
- Represent your team at external networking events, reinforcing company credibility.
- Knowledge-sharing champion: contribute insights, promote innovation, and support operational efficiency.
- Accept additional internal responsibilities (e.g., training, mentoring) to foster growth.
- Collectively champion company values, actively upholding professionalism in all engagements.
- Maintain continuous professional development (CPD), ensuring ongoing qualification renewal.

Responsibilities
- Strategically advise clients on assets and value generation.
- Expand service offerings across ESG reports, destination marketing, due diligence, and strategic asset plans.
- Optimise operational excellence, identifying cost savings and efficiency improvement opportunities.
- Lead survey teams, including administers pipelines, resource allocation, and performance review.
- Act as a collaborative coach for staff development, transitioning junior professionals to self-management.
- Act promptly in responding to market variances, delivering agile adjustments.
- Conduct networking initiatives, forming new commercial relationships and reinforcing existing partnerships to increase client revenue.
- Globally demonstrate commitment to sustainability, aligning with wider company initiatives.
- Proactively promote team synergies, fostering shared operational progress.

Experience &Professionalism
- Licensed Building Surveyor (MRICS) or Commercial Surveyor with 5+ years of designated experience in asset management, commercial, retail, and/or industrial sectors.
- Prior experience supervising teams, demonstrating ability to mentor and coach staff.
- Back-office service charge administration experience; expertise in maintaining complex asset portfolios.
- Track record of networking and business development, broadening service scopes and attracting new clients.
- Subscription to a reinforcing sectoral interest, reflecting a commitment to best practices and innovation.
