Senior Project Manager-Building Services
We are recruiting for a Senior Project Manager-Building Services for a major MoD construction project located in Oakham, Rutland.
About the Role
The Senior Building Services Manager is responsible for providing leadership, management, and excellence across all engineering services. This role ensures that mechanical and electrical (M&E) services are delivered safely, efficiently, on time, to cost, and to the high standards required by the business and associated stakeholders. You will integrate with multi-disciplinary project teams throughout the project lifecycle—from procurement and construction through to completion and close-out.
Key Responsibilities
- Responsible for oversight and management of the Building Services function, ensuring the delivery of high-quality, compliant M&E systems across the business unit or region.
- Manages and mentors the Building Services team, and ensures that all construction operations adhere to safety, quality, and regulatory requirements.
- Drives continuous improvement in commissioning and handover processes.
- Coordinates with commercial teams to manage cost control, value engineering, and potential disputes related to M&E scope.
- Reviews all major subcontractor technical submissions, samples, and mock-ups before client presentation.
- Manages and maintains key relationships with both internal and external stakeholders, including the client, design team, and supply chain at a strategic level.
- Attends and contributes to executive-level reporting processes (e.g., Project in Delivery, or PID).
- Communicates lessons learned to the projects and the wider business to enhance future performance.
- Ensures that appropriate, talented resources are available by actively recruiting and managing talent within the Building Services discipline.
- Demonstrates leadership in promoting an Incident and Injury Free climate and actively contributes to the business's Safety, Health, and Environmental Leadership Team (SHELT).

Essential Credentials
- Appropriate CSCS card for the role
- Preferably qualified with a degree in building services, or mechanical or electrical engineering, will consider relevant HNC or HND qualifications.
- Professional memberships; CIOB, RICS, CIBSE or similar affiliation.
- Educated to degree level or equivalent. Recognised disciplines include Civil engineering, Architecture, Quantity Surveying or similar building related studies.
Knowledge, Experience, Behaviours
Skills
- Leadership in developing and implementing M&E strategy.
- Highly developed ability to influence internal and external stakeholders.
Knowledge
- Knowledge of design principles and experience in project delivery.
- Commercial and financial understanding in the above context – ability to contribute to value engineering as part of the design process.
Experience
- Background in design, construction & delivery process including design management experience with a main contractor on projects above £30m in value.
- Including a sound knowledge of Construction methodology, process and sequence.
- Experience of User group interface and stakeholder engagement.
- Experience in delivering NABERS, SMART, BREEAM OUTSTANDING commercial-spec office buildings.
