Senior Voids Surveyor
We are currently working in partnership with a specialist construction and property solutions contractor based in Potters Bar, who are recruiting for a Senior Voids Surveyor on a permanent basis. The position is due to start on notice and offers a salary of £70,000 - £75,000 per annum, dependent on experience.
About the Role
The ideal candidate will have experience working within social housing, voids, residential maintenance, and disrepair, with the ability to manage projects, contractors, and site teams.
The role will involve overseeing works across Redbridge, Lewisham, and surrounding areas, working on residential properties including houses, flats, and mixed-tenure dwellings. A full UK driving licence is required.
Key Responsibilities
- Managing voids, planned works, and disrepair projects across residential properties including houses, flats, and communal areas
- Overseeing projects valued between £5m - £8m, ensuring delivery against programme, quality, and budget requirements
- Carrying out property inspections, diagnosing defects, and preparing specifications/schedules of work
- Managing and supporting site teams, including Site Managers and operational staff
- Monitoring contractor performance, quality standards, and health & safety compliance
- Managing resident, client, and stakeholder relationships throughout the project lifecycle
- Reviewing progress on site and ensuring works are completed within agreed timescales
- Producing reports, updates, and project information using COINS software
- Working collaboratively with internal teams from the Potters Bar head office when not attending site

Experience Required
- Previous experience working as a Surveyor or Senior Surveyor within social housing, residential maintenance, or property services
- Strong experience delivering voids, responsive repairs, and/or disrepair projects
- Experience managing contractors, site teams, and multiple workstreams
- Experience working across residential housing stock including houses, flats, and occupied properties
Skills, Knowledge, and Expertise Required
- Strong knowledge of building construction, defects diagnosis, and residential refurbishment works
- Excellent understanding of voids, repairs, and disrepair processes
- Ability to manage teams and build strong working relationships with contractors and clients
- Strong organizational skills with the ability to manage multiple priorities
- Good commercial awareness and understanding of project delivery
- Experience using COINS or similar construction management systems
