Location: City of London, Cannon Street
Purpose of the Role
A General Maintenance Technician is integral to ensuring the seamless operation and maintenance of equipment, facilities, and building systems. This role oversight includes routine and emergency repairs, coordination, and proactive maintenance to uphold safety, functionality, and service excellence.
Key Responsibilities
Core Maintenance Work
- Prompt Repairs & Fault Resolution: Fix equipment, fixtures, fittings, and building systems in response to routine or emergency reports.
- Inspections & Proactive Maintenance:
- Conduct routine building inspections to identify potential issues.
- Perform minor planned preventive maintenance (PPM) to preclude equipment failures.
- Fabric & Aesthetic Maintenance:
- Undertake painting, decorating, and diverse DIY tasks to meet service standards.
- Replace bulbs, tubes, and clean lighting diffusers, adhering to BGIS electrical safety rules and LOTO processes.
- Worksite Support:
- Escort sub-contractors to designated areas to ensure safe access for their work.
- Assist the engineering team in planned and reactive works.

Admin & Logistics
- Documentation: Complete relevant paperwork promptly for PPM, reactive tasks, and breakdowns, ensuring timely submission to contract administrators.
- Reporting:
- Assist in compiling the Water Management System logbooks (as directed by the Water Treatment Engineer).
- Ensure nearniss reports, dynamic risk assessments, and site activity logs are produced, with nonconformities escalated.
- Safety & Compliance:
- Prepare Method Statements & Risk Assessments ready for supervisor approval.
- Maintain comprehensive maintenance records as required.
- Challenge & escalate any noncompliance to uphold safety standards.
Reactive & Help Desk Work
- Help Desk Management: Oversee the daily reactive help desk, prioritising, assigning, and tracking maintenance requests from initial request to completion.
- Monitoring & Follow-Up: Ensure tasks are closed properly and occupants are satisfied with outcomes.
Support & Collaboration
- Shift Team Assistance: Support shift colleagues in meeting 24-hour maintenance needs.
- Team Coordination: Collaborate with colleagues while being supervised by a buddy system (mentor/mentee arrangement for skill development).
- External Liaison: Coordinate with and liaise with external specialists when specialised tasks are required.

Additional Responsibilities
- Uniform & PPE Compliance: Maintain professional appearance (wearing uniform and PPE where applicable).
- Sole-Working Guidelines: Perform lone working duties when adequately trained and safety measures are in place.
- Customer Service: Present BGIS and the client with a professional image, prioritising high customer service standards.
- Ongoing Professional Development: Commit to continuous skill enhancement in fabric and engineering.
- Authorization Limits:
- Technicians with less than 4 years’ M&E experience cannot write access permits or permits to work even post-RAMS supervisor approval.
- They may attend Permit to Work (PTW) awareness training but without executing permits.
Master Tasking
- Perform any additional tasks or projects delegated by the account management team.
