Purpose of the Role
A General Maintenance Technician ensures the smooth operation of equipment, facilities, and building systems through timely repairs and routine maintenance tasks.
Key Responsibilities

Hands-on Maintenance & Repairs
- Perform routine and emergency fixes for equipment, fixtures, fittings, and building systems.
- Attend to occupant/employee-reported faults and prioritise actions accordingly.

Proactive & Preventative Measures
- Conduct thorough routine inspections to identify potential issues before they escalate.
- Liaise with external specialists/contractors for complex maintenance tasks.

Help Desk & Reaction Support
- Manage the reactive help desk, ensuring prompt request logging, prioritisation, and completion.
- Monitor work progress from enquiry to closure, maintaining occupancy satisfaction.

Paperwork & Records
- Complete maintenance logs—PPM, reactive, and breakdown—and submit promptly.
- Assist with articulated reports (e.g., water management logs) as directed by site management.

Task Execution & Health & Safety
- Enforce method statements, risk assessments, and permit-to-work systems for all tasks.
- Ensure compliance with PPE requirements, personal protective equipment, and uniform policies.
- Conduct lone working (user training mandatory) where applicable.

Specialised Technical Support
- Lighting: Execute safe lamp/tube replacement and cleaning according to BGIS electrical safety protocols.
- ** Facility Fabric Maintenance:** Paint/decoration, minor DIY tasks, and upholding an attractive environment.

Logistics & Procurement
- Safely store and handle equipment, spares, and deliveries.
- Collaborate with the BGIS engineering team to meet engineering service agreements.

Client & Site Standards
- Project a professional image of BGIS and client expectations.
- Champion customer service excellence and challenge non-compliance with contracts/standards.

Professional Development
- Maintain fabric/engineering skills through continual learning and upskilling.

Reporting & Escalation
- Compile near miss reports, dynamic risk assessments, and detailed journals of site activities.
- Escalate compliance breaches and non-conformities as necessary.

Integration with Other Teams
- Assist the shift team with onsite maintenance duties to support 24/7 service delivery.
❗ Policy Note (Electrical Permits) GMTs with under 4 years’ M&E industry experience may not issue permits-to-work until RAMS are authorised by the supervisor/contract manager. Training workshops qualify as attendance-only; no permit-to-work authority granted.
All tasks as directed by the account management team.
