Join Wates Property Services – Delivering Sustainable Homes for the Future

Due to growth and the mobilisation of a new social housing client, Wates Property Services is seeking an experienced Site Manager to join our Planned Works team, covering projects across Swindon and Oxfordshire.

This is an exciting opportunity to play a key role in the successful delivery of planned maintenance and retrofit programmes, helping improve homes, reduce carbon emissions and create sustainable communities.

The works will include a variety of planned investment and energy efficiency projects across occupied residential properties, with programmes potentially including external fabric improvements, insulation, windows and doors, roofing, and wider retrofit upgrades.

We are particularly interested in candidates who have worked within social housing planned maintenance and have exposure to retrofit or decarbonisation schemes, although this is not essential.

Key Responsibilities

  • Manage day-to-day site operations across multiple planned works and retrofit projects.
  • Lead site teams, subcontractors and supply chain partners to ensure safe and efficient delivery.
  • Ensure projects are delivered to programme, budget and quality expectations.
  • Maintain high standards of Health & Safety and ensure full compliance with company procedures.
  • Carry out site inspections, quality checks and progress reviews.
  • Produce weekly progress reports and communicate project updates to the Project Manager and wider stakeholders.
  • Build positive relationships with residents, client representatives and internal teams.
  • Support the successful handover and completion of projects.

What We're Looking For

Essential

  • βœ… Previous experience as a Site Manager within social housing planned maintenance works
  • βœ… Proven experience managing occupied properties and resident-facing projects
  • βœ… Strong knowledge of Health & Safety legislation and site management practices
  • βœ… Excellent communication and stakeholder management skills
  • βœ… Ability to manage subcontractors and coordinate multiple workstreams
  • βœ… Full UK Driving Licence

Desirable

  • ⭐ Experience delivering retrofit, decarbonisation or energy efficiency programmes
  • ⭐ Knowledge of PAS 2035 principles and retrofit delivery
  • ⭐ SMSTS
  • ⭐ CSCS Managers Card
  • ⭐ First Aid at Work
