Site Manager - Reading

Salary: £45,000 - £57,000 + Car Allowance + Package

Location: Reading, with projects across Hampshire, Berkshire and Oxfordshire

Sectors: Education, Commercial, Leisure, Healthcare, Industrial & Refurbishment

Project Type: New Build & Refurbishment

Hays Construction are currently working with a well-established regional main contractor who are looking to appoint an experienced Site Manager to support a growing pipeline of work across Hampshire, Berkshire and Oxfordshire.

This role will be based around the Reading region, with involvement across a variety of local projects. The position would suit someone who is confident operating as a Number 2 Site Manager on larger schemes up to around £5m, working closely with a Project Manager to ensure smooth day-to-day site delivery. There will also be the opportunity to take full responsibility for smaller schemes, including refurbishment or new build projects up to around £1m, making this a varied role for someone who enjoys both supporting larger projects and running smaller jobs independently.

About the Contractor

The contractor is a Hampshire-based regional main contractor delivering projects across Hampshire, Berkshire and Oxfordshire. They work across education, healthcare, commercial, leisure, industrial, refurbishment and new build sectors, with a reputation for repeat clients, strong site delivery and a practical, hands-on approach.

This role will involve:

  • Acting as Number 2 on projects up to around £5m
  • Running smaller refurbishment projects up to £1m
  • Managing smaller new build schemes up to £1m
  • Supporting projects across Hampshire, Berkshire and Oxfordshire, mainly around the Reading region.

The Role

As Site Manager, you will be responsible for supporting the successful delivery of projects from site setup through to completion. On larger schemes, you will work closely with the Project Manager, taking responsibility for sections of the project, coordinating subcontractors, managing daily site activity and helping drive the programme forward.

On smaller projects, you may be required to take full ownership of the site, managing the works independently while reporting into the wider contracts/project team.

Key Responsibilities

  • Support the Project Manager with day-to-day site operations
  • Act as Number 2 on larger projects up to around £5m
  • Take full responsibility for smaller refurbishment or new build schemes up to around £1m
  • Coordinate subcontractors, trades and site labour
  • Oversee internal and external works packages
  • Ensure works are delivered in line with programme and quality standards
  • Maintain strong health & safety compliance across site
  • Carry out inductions, toolbox talks and site inspections
  • Assist with short-term programming and lookahead planning
  • Manage site logistics, deliveries and sequencing of trades
  • Liaise with clients, consultants, subcontractors and internal teams
  • Monitor progress and report any risks, delays or issues
  • Support snagging, handover and project completion

The Ideal Candidate

The ideal candidate will have:

  • Experience as a Site Manager or Assistant Site Manager ready to step up
  • Main contractor background
  • Experience working on new build and refurbishment projects
  • Confidence operating as a Number 2 on larger schemes
  • Ability to run smaller projects independently
  • Experience managing internal and external packages
  • Strong subcontractor coordination skills
  • Good understanding of programme, quality and health & safety requirements
  • Strong communication and organisational skills
  • Proactive, hands-on approach to site management
  • SMSTS, CSCS and First Aid preferred
  • Full UK driving licence
