Wates Property Services Site Manager Opportunity
Wates Property Services is seeking an experienced Site Manager to oversee the delivery of high-rise social housing planned works projects.
This is an excellent opportunity for a driven and knowledgeable construction professional who has a proven track record of managing refurbishment and planned maintenance works within occupied high-rise residential buildings. You will play a critical role in ensuring projects are delivered safely, on time, within budget, and to the highest standards of quality and resident satisfaction.
Working closely with clients, residents, subcontractors, and operational teams, you'll be responsible for the day-to-day management of site activities across a range of planned improvement programmes.
Key Responsibilities
- Manage all on-site operations across high-rise social housing planned works projects.
- Coordinate subcontractors, suppliers, site teams, and project stakeholders.
- Ensure works are delivered safely, efficiently, and in line with programme requirements.
- Monitor project progress, quality, and productivity against agreed targets.
- Conduct regular site inspections, audits, and toolbox talks.
- Manage health and safety compliance, ensuring best practice is maintained at all times.
- Build strong working relationships with residents, client representatives, and internal teams.
- Proactively identify and resolve site issues to minimise programme delays.
- Produce accurate progress reports and maintain project documentation.

About You
We are looking for a knowledgeable and proactive Site Manager who thrives in a resident-focused environment and understands the complexities of working within occupied high-rise buildings.
Essential Requirements
- Proven experience managing high-rise social housing planned works projects.
- Strong understanding of planned maintenance and refurbishment programmes within occupied residential properties.
- Excellent knowledge of construction health and safety legislation.
- Experience managing subcontractors, direct labour, and multiple workstreams simultaneously.
- Strong communication and stakeholder management skills.
- Ability to drive programme performance and quality standards.
- Full UK Driving Licence.
Qualifications
- SMSTS
- CSCS Card
- First Aid at Work
Desirable
- Experience delivering external and internal refurbishment works to high-rise buildings.
- Knowledge of fire safety works, FRA projects, cladding remediation, roofing, window replacement, balcony works, or communal area refurbishments.
- Previous experience working for a social housing contractor or housing association.
