Job Description: Site Manager

Wates Property Services is looking for an experienced Site Manager to join our growing delivery team, supporting the successful delivery of social housing retrofit and planned works programmes.

This position offers the opportunity to lead site operations on projects focused on improving the energy efficiency, sustainability, and quality of homes within residential communities. Working closely with operational teams, clients, residents, and subcontractors, you will ensure projects are delivered safely, on time, within budget, and to the highest quality standards.

Key Responsibilities

  • Manage day-to-day site operations across social housing planned and retrofit works.
  • Coordinate and supervise direct labour, subcontractors, suppliers, and site resources.
  • Ensure works are delivered safely, efficiently, and in line with programme requirements.
  • Maintain high standards of health, safety, quality, and environmental compliance.
  • Conduct site inspections, toolbox talks, audits, and progress meetings.
  • Monitor project performance, site productivity, and quality of workmanship.
  • Build strong working relationships with clients, residents, and key stakeholders.
  • Support the delivery of PAS 2035-compliant retrofit programmes where applicable.
  • Produce and maintain accurate site records, reports, and project documentation.

About You

We are seeking a motivated and organised Site Manager with a proven ability to lead teams and deliver high-quality construction projects.

Essential Requirements

  • Previous experience working as a Site Manager within construction, planned works, property maintenance, or social housing.
  • Strong understanding of health and safety legislation and site management practices.
  • Excellent communication and stakeholder management skills.
  • Experience managing subcontractors and site-based teams.
  • Full UK Driving Licence.

Desirable Requirements

  • Experience delivering social housing planned works projects.
  • Previous experience working on retrofit, SHDF, decarbonisation, or energy efficiency programmes.
  • Good understanding of PAS 2035 and retrofit delivery requirements.
  • SMSTS, CSCS, and First Aid qualifications.
