Site Manager
Site Manager – Planned Works (High-Rise Refurbishment) at Wates Property Services
Wates Property Services is seeking an experienced Site Manager to drive the delivery of high-rise residential refurbishment projects across Walton-on-Thames. This is an exciting opportunity for a self-motivated construction professional with expertise in social housing planned maintenance and high-rise residential buildings.
You will lead large-scale refurbishment programmes in occupied environments, ensuring works are safely executed, completed on time, and to the highest quality standards.
Key Responsibilities
- Oversee day-to-day site operations, managing projects from mobilisation through to completion.
- Ensure projects are delivered safely, on programme, and within budget.
- Lead subcontractors, operatives, and suppliers, coordinating teams to deliver exceptional project outcomes.
- Maintain health, safety, and environmental compliance, alongside quality assurance.
- Conduct site inspections, quality checks, and progress meetings.
- Produce weekly progress reports and comprehensive site documentation.
- Facilitate resident and client communications, ensuring transparency throughout the project.
- Collaborate with Project Managers, Commercial Teams, and Resident Liaison Officers.
- Monitor programme performance and proactively resolve challenges on site.
- Guarantee complete client and customer satisfaction across all delivered works.

About You
We are looking for a driven Site Manager who thrives in a fast-paced environment with a proven record in social housing refurbishment.
Essential Criteria
✅ Proven experience in managing high-rise residential refurbishment projects ✅ Strong expertise in social housing planned maintenance schemes ✅ Experience working in occupied residential environments ✅ Familiarity with fire safety, external envelope, roofing, or retrofit works ✅ SMSTS (Site Management Safety Training Scheme) qualification ✅ CSCS Black Card (Manager) ✅ First Aid at Work certificate ✅ Full UK driving licence

Desirable
- Experience in cladding remediation programmes
- Knowledge of PAS 2035 and retrofit delivery methodologies
- FRA (Fire Risk Assessment) project experience
- Working awareness of NHF (National Housing Federation) Schedule of Rates
- Temporary Works coordination skills
