Site Manager

Site Manager – Planned Works (Social Housing Refurbishment)

Wates Property Services

Due to continued growth and award-winning long-term contracts, we are recruiting an experienced Site Manager to join our Planned Works team, specialising in high-profile projects across the social housing sector.


About the Role

This critical role focuses on the safe and successful delivery of high-rise residential refurbishment and maintenance programmes, including:

  • External envelope works
  • Roofing and cladding remediation
  • Window and door replacements
  • Fire safety and façade improvements
  • Retrofit and energy efficiency projects

Key priority: Managing occupied high-rise social housing schemes with a balance of minimum disruption, exemplary health & safety, and excellent resident engagement.

Aligns with existing Wates senior site management and operations leadership expectations.


Responsibilities

Operational Leadership

  • Manage day-to-day site operations across refurbishment and planned maintenance projects.
  • Lead, motivate, and coordinate subcontractors, operatives, and suppliers for on-time, budget-compliant delivery.
  • Ensure works are conducted safely, on programme, within budget, and to the highest quality standards.

Regulatory & Compliance

  • Maintain all health, safety, environmental, and quality procedures (incl. Fire Safety Order, PAS 2035 where applicable).
  • Conduct site inspections, audits, and compliance reviews.
  • Oversee RAMS, permits, and documentation, ensuring full legal and contractual adherence.

Resident & Stakeholder Engagement

  • Manage live-environment operations with minimal disruption, liaising closely with Resident Liaison Officers.
  • Coordinate quality assurance, snagging, and handover processes.
  • Work tightly with Project Managers, Commercial Teams, and clients for shared objectives.

Key Requirements

Essential

  • Proven experience as a Site Manager in social housing planned works.
  • Specialist experience in high-rise residential projects (refurbishment, external envelope, bodyworks).
  • Demonstrated expertise in safety in occupied premises and minimising disruption.
  • Legal driving status (Full UK licence).
  • Certifications: SMSTS, CSCS Manager Card (or equivalent); First Aid at Work.
  • Strong leadership and communication skills with multi-stakeholder environments.

Desirable

  • Experience with:
    • Cladding remediation, fire safety/FRA works, roofing programmes.
    • Retrofit/energy efficiency schemes (PAS 2035, SHDF funding).
    • Temp Works Coordination, decarbonisation projects.
  • Previous work as a social housing contractor.
