Job Opportunity: Experienced Site Manager at Wates Property Services

Due to continued growth and the award of new long-term contracts, Wates Property Services is looking to recruit an experienced Site Manager to join our Planned Works team delivering high-profile projects across the social housing sector.

We are seeking an experienced Site Manager to join our growing retrofit delivery team, supporting the successful delivery of Social Housing Decarbonisation Fund (SHDF) projects. This is an excellent opportunity for a proactive and driven Site Manager with a strong background in planned social housing works and retrofit programmes.

Working closely with operational teams, residents, clients, subcontractors, and Retrofit Coordinators, you will oversee the delivery of energy efficiency improvements that make a genuine difference to residents' homes and quality of life.

Our retrofit programmes typically include measures such as External Wall Insulation (EWI), Internal Wall Insulation (IWI), Cavity Wall Insulation (CWI), loft insulation, ventilation improvements, roofing upgrades, Solar PV and other fabric-first energy efficiency measures delivered in accordance with PAS 2030/2035 requirements.

Key Responsibilities

  • Manage day-to-day site operations across occupied social housing properties.
  • Ensure works are delivered safely, on programme, within budget and to the highest quality standards.
  • Coordinate and manage subcontractors and supply chain partners.
  • Monitor progress and drive productivity to achieve programme milestones.
  • Maintain strong relationships with residents, clients, consultants and stakeholders.
  • Ensure all retrofit measures are installed in accordance with design specifications, TrustMark requirements and PAS processes.
  • Complete site inspections, audits, quality checks and health & safety monitoring.
  • Support resident liaison activities and ensure excellent customer satisfaction.
  • Maintain accurate site records, photographs, reports and compliance documentation.
  • Work closely with Retrofit Coordinators, Project Managers and technical teams to ensure compliant projects

About You

We are looking for a Site Manager who has:

Essential

  • Proven experience delivering planned social housing works.
  • Experience managing retrofit or decarbonisation programmes, ideally under SHDF, WH:SHF or similar funding streams.
  • Experience delivering retrofit measures including:
    • Loft Insulation
    • Ventilation
    • Cavity Wall Insulation (CWI)
    • External Wall Insulation (EWI)
    • Internal Wall Insulation (IWI)
    • Flat and pitched roof replacements
  • Strong understanding of health & safety legislation and site compliance.
  • Excellent quality management and client-facing skills.
  • Experience managing subcontractors and supply chains.
  • Ability to manage occupied properties and resident-focused programmes.
  • Strong organisational and reporting skills.
  • Full UK driving licence.
  • Ability to travel between sites and properties.

Desirable

  • Good knowledge of PAS 2030/2035 and TrustMark compliance requirements.
  • Experience working alongside Retrofit Coordinators and PAS-compliant delivery teams.
  • SMSTS, First Aid and CSCS qualifications.
  • Experience delivering renewable technologies such as Solar PV or Air Source Heat Pumps.
