Site Manager – Roles & Responsibilities
Within a dynamic Construction environment, you’ll manage material procurement, oversee major projects, deliver robust health and safety, and provide exceptional customer service. With over 400 developments in motion across the UK—ranging from new builds on brownfield sites to retrofits of industrial properties such as factories and disused hospitals—you’ll tackle diverse challenges while applying fresh creativity and commercial acumen.

Reporting directly to the Contracts Manager, you’ll deliver development projects while ensuring alignment with health and safety, build quality, cost-efficiency, customer satisfaction, and construction timetables.
Key Responsibilities
- Oversee construction in full, including pre- and post-building phases, ensuring adherence to targets, deadlines, quality, and cost constraints.
- Enforce compliance—company health and safety protocols, NHBC standards, building regulations, and broader quality benchmarks.
- Coordinate labour, materials, and resources effectively—scheduling trades for optimal delivery, minimising stock waste, and maximising team efficiency.
- Maintain exceptional build quality, addressing defects internally to avoid delays, downtime, or diminished final standards.
- Manage project costs, authorising contractor payments, and monitoring financial performance.
- Oversee NHBC/local authority inspections, implementing corrective action for Ruling Inspections (RI) or Breach Reports (BRI) to keep disruptions to a minimum.
- Conduct toolbox talks and on-site training sessions to uphill safety and efficiency standards.
- Collaborate internally and externally—cross-team coordination, external suppliers, contractors, and sales teams to ensure seamless project flow.
- Support a customer-centric ethos—participate in home showings, addressing queries, demonstrating properties, and resolving pre-handover issues.
- Ensure high site presentation standards, workplace innovation, and professional behavioural role-modelling.
- Direct the on-site team in resource allocation, training, and goal alignment under the guidance of the Contracts Manager, fostering a culture of accountability and continuous improvement.

Requirements
To excel in this role, we’re seeking candidates who demonstrate:
- Extensive experience in managing build programmes to strict deadlines and balancing competing priorities.
- Track record of driving team performance through strong organisation and a collaborative ethic.
- Strong communication skills, with a focus on clarity, training teams, and ensuring total compliance with processes.
- Proven assertive leadership, ensuring delivery of highest quality standards on project sites.
- Adaptability and problem-solving to handle evolving business demands and challenges.
- Professional qualifications or equivalent experience—one of the following:
- Membership of the Chartered Institute of Builders
- NVQ Level 5 in Construction Management
- Trade qualification with substantial multi-trade construction experience
- In-depth knowledge of housebuilding legislation (health and safety), NHBC requirements, and building regulations.
- Customer service expertise, encompassing advice, complaint resolution, and regulatory adherence.
