Senior Site Manager – Planned Maintenance (Social Housing)
We are seeking an experienced Site Manager to join our Planned Maintenance team, delivering high-quality works across social housing properties in Walsall.
This role will focus on planned refurbishment works within occupied homes, including:
- Kitchen and bathroom upgrades
- Internal refurbishment
- Wider retrofit programmes
You will play a critical role in ensuring safe, on-programme delivery to the highest standards, while maintaining a resident-focused approach.
🔧 Key Responsibilities
- Day-to-day management of planned maintenance works across multiple properties
- Lead and coordinate sub-contractors, operatives, and suppliers
- Ensure compliance with health & safety, quality, and programme requirements
- Conduct site inspections, quality checks, and toolbox talks
- Manage short-term programming and monitor progress against schedules
- Maintain accurate site records, reports, and job packs
- Collaborate with Project Managers, Commercial teams, and Resident Liaison Officers
- Attend pre- and post-inspections and support successful project handover
- Deliver works with minimal disruption to residents in occupied homes

👷♂️ About You
We are looking for a seasoned Site Manager with:
- Proven experience in social housing planned works
- Strong background in maintenance/refurbishment programmes in occupied environments
- Confidence in managing multi-trade teams and subcontractors
- Deep understanding of health & safety (including Risk Assessments & Method Statements (RAMS))
- Excellent communication, organisation, and problem-solving skills
- Ability to manage multiple workstreams and meet tight deadlines

✅ Essential Requirements
- Current SMSTS (or SSSTS) certification
- Valid CSCS Card
- First Aid qualification
- Full UK Driving Licence (essential)
- Strong IT skills (reporting, Excel, site management systems preferred)
