Join One of the Largest New Social Housing Contracts in WPS
Wates Property Services is mobilising an exciting new social housing planned works contract across Birmingham – one of the largest contracts within our Planned Works business. As we continue to grow, we are looking for an experienced Site Surveyor to play a key role in the successful delivery of improvement works across occupied residential properties.

About The Role
As a Site Surveyor, you will be responsible for carrying out property surveys and providing technical support throughout the delivery of planned maintenance projects. Working closely with operational teams, commercial teams, clients, and residents, you will ensure works are accurately scoped, specified, and delivered to the highest standards.
The Programme Of Works Will Include
- Planned maintenance programmes
- Roofing renewals
- External and internal refurbishment works
- Kitchen and bathroom replacements
- Window and door programmes
- Energy efficiency and retrofit improvements
- Decarbonisation and sustainability projects
- Other social housing planned investment works
The role is site-based and requires travel across Birmingham and the surrounding areas.

Key Responsibilities
- Undertake pre-and post-inspections of residential properties.
- Carry out site surveys and measure-up works.
- Produce schedules of work and specifications.
- Identify property defects and recommend appropriate remedial solutions.
- Support programme delivery teams with technical advice and guidance.
- Monitor quality and ensure works meet client and regulatory requirements.
- Liaise with residents, site teams, and client representatives.
- Ensure compliance with health and safety regulations and company procedures.
- Assist in managing variations and technical queries throughout project delivery.
What We're Looking For
Essential
- Proven experience within social housing planned maintenance or planned works projects.
- Experience carrying out property inspections, surveys, and defect diagnosis.
- Strong understanding of residential construction methods and refurbishment works.
- Excellent communication and stakeholder management skills.
- Ability to work independently across multiple sites.
- Full UK driving licence and willingness to travel regularly across the contract area.
- Relevant surveying qualification (HNC, HND, Degree or equivalent in Building Surveying or a related discipline).
Desirable
- Experience with retrofit, PAS 2035, or decarbonisation projects.
- Knowledge of social housing client requirements and compliance standards.
- Understanding of contract delivery within occupied residential environments.
