Small Works Manager

Location: Bolton

Salary: £40,000 - £45,000

The Client

Our client are a dynamic and rapidly expanding leader in the construction and facilities management sector. They provide a comprehensive range of services aimed at optimising the operations of commercial and residential buildings.

As part of their continued growth, they are seeking a Small Works Manager to join their team.

The Role of Small Works Manager:

We are seeking an experienced and motivated Small Works Manager to join our growing Facilities Maintenance team. The successful candidate will be responsible for the end-to-end management and delivery of small works projects typically ranging from £1,000 to £30,000 but not limited to, across a diverse portfolio of commercial and industrial clients.

The role requires an individual who can effectively manage multiple projects simultaneously, ensuring works are completed safely, on time, within budget and to the highest standard of quality and customer satisfaction.

Key Responsibilities of the Small Works Manager

  • Manage small works projects from initial instruction through to completion.
  • Attend client sites to survey works and prepare detailed scopes.
  • Obtain quotations from suppliers and subcontractors.
  • Plan, programme and coordinate labour, materials, plant and subcontractors.
  • Produce project programmes and monitor progress against agreed timescales.
  • Ensure projects remain within budget and commercial objectives are achieved.
  • Carry out regular site inspections to monitor quality and progress.
  • Ensure compliance with Health & Safety legislation and company procedures.
  • Prepare and review Risk Assessments and Method Statements (RAMS).
  • Liaise directly with clients, keeping them informed throughout project delivery.
  • Attend client meetings where required.
  • Manage subcontractor performance and quality standards.
  • Resolve technical and operational issues efficiently.
  • Ensure project documentation is completed and maintained.
  • Support the estimating team where required by carrying out site surveys.
  • Identify opportunities for additional works and business development.
  • Produce completion reports, handover documentation and project sign-off.
  • Work closely with the Reactive Maintenance and Planned Maintenance teams to coordinate resources.

Essential Skills & Experience

  • Minimum 3 years' experience managing facilities maintenance or construction small works projects.
  • Strong understanding of building services and building fabric.
  • Experience managing multiple live projects simultaneously.
  • Good knowledge of electrical, mechanical and general building trades.
  • Ability to interpret drawings, specifications and scopes of work.
  • Excellent organisational and planning skills.
  • Strong communication and client relationship management skills.
  • Commercial awareness with the ability to manage project costs.
  • Competent IT skills including Microsoft Office.
  • Experience using CAFM or project management software is desirable.
  • Excellent problem-solving skills.
  • Ability to work independently and make informed decisions.

Essential Qualifications

  • Full UK Driving Licence (Essential)
  • SMSTS or SSSTS (Preferred)
  • IOSH Managing Safely or NEBOSH (Desirable)
  • CSCS Card (Preferred)

Travel Requirements

This is a field-based role requiring regular travel to client sites throughout the UK. Occasional overnight stays may be required depending on project location. Applicants must hold a full UK driving licence and be willing to travel as required.
