VIVO Defence Services – Small Works Manager (Facilities Management)
Location: Larkhill, Wiltshire, SP4 8NR Contract Type: Permanent, Full Time Salary: Up to £42,000 + company car/car allowance

About the Role
This Small Works Manager role is a central part of the Billable Works team, overseeing:
- Damp and mould programmes
- Minor works (kitchens, bathrooms)
- Full internal refurbishments
You will ensure high-quality, cost-effective delivery within agreed timelines, while maintaining compliance with Health & Safety regulations and contractual obligations.
Key Responsibilities
Project & Contract Management
- Lead the day-to-day delivery of low-value, high-turnover works through multiple simultaneous programmes
- Manage contractor and supplier relationships, ensuring adherence to VIVO procurement guidelines, UK legislation, and EU regulations
- Develop briefs, specifications, procurement plans, tender documents, and manage projects efficiently

Financial & Contractual Compliance
- Monitor and control monthly spend across projects, ensuring budgets, timelines, and quality standards are met
- Implement cost-effective contract and performance management, delivering value for money while maintaining customer satisfaction
- Produce analytical reports and maintain comprehensive records for internal/external compliance
Health, Safety & Risk Management
- Ensure full compliance with CDM Regulations and Control of Asbestos Regulations
- Proactively manage risk assessment, contractor briefing, and delivery in a safe, professional environment
Stakeholder & Customer Relationships
- Work closely with service families, DIO, supply chain partners, and internal teams
- Provide clear communication from project initiation to post-completion handover
- Ensure customer trust by delivering high-quality outcomes aligned with VIVO’s core values
Requirements
Experience & Skills
- Proven expertise in project and contract management, ideally within housing or construction
- Strong leadership to supervise contractors/suppliers, resolve delivery issues, and manage term contracts
- Advanced customer service skills, analytical abilities, and reporting experience
- Familiarity with contractual obligations and financial compliance measures

Qualifications & Technical Expertise
- Industry-recognised qualification in construction, contracting, or property management (e.g., SMSTS preferred)
- Microsoft Office proficiency (including MS Project for workload tracking and progress analysis)
- Continuous professional development in compliance and Health & Safety
Essential Compliance
- Full UK driving licence required
- Eligibility for SC Clearance check
