Static Fabric Engineer

Site-Based Fabric Engineer

About the Role

We are looking to recruit a site-based Fabric Engineer to join the FM segment of the business, based at Lingfield Point in Darlington. The role offers a competitive salary, supportive benefits, and opportunities for professional development.

Working hours are typically Monday to Friday, 8.00 am – 4.30 pm (everyday, 40 hours per week). The Fabric Engineer will be responsible for the site’s building fabric status, performing planned preventative maintenance (PPM) and reactive maintenance tasks.


Key Responsibilities

As part of this role, you will:

  • Fault-finding and repairs: Diagnose building faults and carry out maintenance such as:
    • Ceiling repairs
    • Painting
    • Skirting/facing replacement
    • Door servicing procedures
  • Stock and supply management: Identify spare parts and coordinate orders through the appropriate channels.
  • Inspections and compliance: Conduct building fabric inspections, conduct monthly legionella cooler temperatures, and flush unused outlets.
  • Health & safety: Prepare Risk Assessments, create Method Statements, and supervise subcontractors’ adherence to safe work practices.
  • Monitoring stock needs: Order supplies for related building items.
  • Support functions: Provide porterage duties and assist in utility services, such as meter readings.
  • General support: Additional reasonable duties as required.

Key Requirements

Successful candidates must:

  • Have experience as a Building Fabric Engineer or similar hands-on maintenance positions in demanding environments.
  • Be competent in General Health & Safety Regulations, risk assessments, and method statement preparation.
  • Be proactive, reliable, and self-motivated with the ability to identify defects without direct oversight.
  • Hold a full driving license.
  • Demonstrate basic plumbing/mechanical and electrical skills (though not mandatory, it is advantageous).
  • Possess strong communication and organisational skills.
  • Exhibit an ability to take initiative in daily responsibilities.
  • Willingness to be part of an on-call rota.
