We're investing heavily in how we understand, manage and improve our homes – and we're looking for a talented Stock Condition Lead to help drive that transformation.

This is an exciting opportunity to join a growing Asset Strategy & Data team at a pivotal point in our journey. As we accelerate our stock condition programme and strengthen the quality of our asset intelligence, you'll play a leading role in shaping the information that underpins our investment decisions, compliance activities, and long-term asset strategy.

You'll lead the delivery of our stock condition survey programme, manage and develop a team of surveyors, and act as a technical expert across the wider Asset team. Working closely with colleagues across Asset Management, Compliance, Building Safety, Retrofit and Repairs, you'll help ensure we have the insight needed to make better decisions and deliver better outcomes for our residents.

This is more than a survey management role. It's an opportunity to influence strategy, improve data quality, drive continuous improvement and help shape how we manage our homes for years to come.

About the Role

As Stock Condition Lead, you'll be responsible for delivering a high-quality, customer-focused stock condition programme across our housing and care portfolio. You will be a key member of the team ensuring customers’ homes are up to the quality we expect and free of risk while meeting regulatory requirements.

You'll provide leadership to our surveying team, contract management delivery of surveys with external partners, establish and maintain technical standards, and ensure the information we collect is accurate, consistent and trusted. You'll champion data quality and work closely with Asset Data colleagues to maximise the value of the intelligence gathered through our surveys.

Alongside programme delivery, you'll act as a subject matter expert, providing technical guidance and support across the wider Asset team and helping translate data into meaningful investment and asset planning decisions.

You'll also identify opportunities to improve processes, embrace new technology and strengthen the way we capture and use asset information across the organisation.

What You’ll Be Doing

  • Leading and developing a team of Stock Condition Surveyors.
  • Delivering an ambitious stock condition survey programme across our homes.
  • Acting as the technical lead for stock condition surveying and asset data collection.
  • Driving high standards of survey quality, consistency and assurance.
  • Supporting investment planning through robust asset intelligence.
  • Working collaboratively across Asset Management, Repairs, Compliance, Retrofit and Building Safety teams.
  • Managing survey performance, contractor delivery and resident access arrangements.
  • Identifying opportunities to improve survey processes, systems and technology.
  • Producing performance reporting and insight to support strategic decision-making.
  • Supporting the continued development of our Asset Strategy and Data function.

What You’ll Bring

Skills & Experience

  • Strong understanding of stock condition surveying and asset management.
  • Experience leading field‑based surveyor teams.
  • Proven ability to deliver large‑scale survey programmes.
  • Experience implementing QA frameworks and audit regimes.
  • Strong data literacy and experience working with survey datasets.
  • Excellent communication skills and the ability to engage residents.
  • Ability to collaborate across teams and influence decision‑making.
  • Commitment to accuracy, consistency, and continuous improvement.

Qualifications

  • Qualification in Surveying, Construction Management, Property Management, or equivalent experience.
  • Professional accreditation (e.g., MCIOB, MRICS) or working towards is welcomed.
  • Commitment to ongoing CPD.
  • Ability to travel across the region as required.

The successful candidate will be required to undertake an Enhanced DBS check.
