Role Overview
Thirteen Group is on the lookout for two Stock Condition Surveyors to join our Asset Strategy team.
You’ll cover a variety of surveying tasks on residential properties and assets across our portfolio. Your work will have a key role in informing the future direction of our 5-year investment programme to give us insight into how make sure our homes are fit for the future and meet the needs of our customers.
This is a roam role, so you’ll mainly work across sites and properties within our operating area, as well as from our fantastic office at Hudson Quay in Middlesbrough. We’ll need you to be flexible around business and team need, so you may need to come into the office more frequently when required.

Key Responsibilities
- Conduct pre-programme inspections, stock condition surveys, and assessments to gather condition, HHSRS, Decency, and EPC data.
- Assess risks such as damp and mould under HHSRS and evaluate properties against Decent Homes standards.
- Complete energy efficiency evaluations and surveys, and produce Energy Performance Certificates in accordance with programme requirements.
- Maintain accurate property data records and ensure all relevant property information is captured and uploaded into the asset management system.
- Respond to organisational survey requests and process survey data efficiently to meet programme timelines and operational objectives.
About You
- You’ll bring hands-on experience in stock condition surveying and domestic energy assessment, with experience working in housing repairs and maintenance.
- Qualified to HNC, HND, or equivalent in Building Surveying or a related technical field.
- You’ll be an accredited Housing Health and Safety Rating System (HHSRS) Assessor.
- Hold a valid UK driving licence as you’ll be expected to travel across our operating area.
- Great written communication skills, with the ability to produce high quality technical reports.
