Surveyor
Property Surveyor
£38,000 to £45,000 depending on experience
Essential Car User Allowance: £1,353.42
Mileage: 45p per mile up to 10k then 25p per mile thereafter
Purpose of the role
To provide professional surveyor services for residential and commercial portfolio to cover demand throughout the south east and east midlands areas, with occasional wider national coverage working as a team player.

Key responsibilities
- Inspections: Visit homes to check the structure, identify dampness, and spot safety risks.
- Defect Diagnosis: Investigate an issue and recommend the best way to fix it.
- Compliance: Ensuring that all statutory compliance requirements are met and maintained at all times.
- Project Management: Plan major improvements, oversee procurement, and oversee the work until it is finished.
- Cost Control: Review builder quotes, manage procurement and proactively oversee contract management to ensure the work offers quality and good value for money.
Additional responsibilities
- Write clear technical reports on a home's condition, including stock condition surveys.
- Prepare schedules and specification of building works
- Help vulnerable tenants by planning home adaptations
- Check that homes meet legal safety rules.
- Update housing databases with the current condition of the building
- Analyse historic records and evidence to ensure data accuracy
- Visit sites regularly and accurately record progress of work completion and site condition
- Support the Line Manager to provide information for inclusion in reports and support the Manager in identifying and managing any potential risks.

Key skills and abilities
- Building Knowledge: You must understand how homes are built and what typical issues to look for.
- Communication: You need to explain complex building problems clearly and in plain language to tenants, builders, and colleagues in the organisation as well as to provide guidance to staff on site.
- Problem-Solving: You must be able to find practical and affordable solutions to fix building faults.
Qualifications
A degree or diploma accredited by the Royal Institution of Chartered Surveyors or the Chartered Association of Building Engineers
Working environment
There is an expectation of driving between sites on a regular basis to fulfil the role, with some homeworking and occasional time spent in the office to support our maintenance administration team (Leigh, Manchester).

We have recently turned 50 years old as an organisation having been focused predominantly on support of residents throughout this time.

It is only in recent years that UR has recognised the importance of its Housing Offer and the importance of managing its assets to a decent standard, fit for purpose and most importantly, compliantly. In effect, we remain at the initial stages of a journey establishing an effective Housing Department with Property & Asset services.
The Property and Assets functions are in a period of rapid growth and about to include commercial asset management in addition to our existing housing portfolio.
We own, manage and lease approximately 200 assets of varying architypes, spread throughout England with clusters of assets located to the South and North of England, and strong growth plans for the Midlands areas.
Our Team works closely with each another and with our support staff, local authorities, NHS, private landlords, registered housing providers and a suite of approved contractors and suppliers to deliver our Property and Assets services to the organisation.
