Surveyor - Property Management
Grade P2

JLL shapes the future of real estate through world-class services, advisory, and technology. The Surveyor role in Property Management (PM) team focuses on delivering exceptional property management, contributing to the Centre of Excellence, and maintaining strong client relationships.
The Role
This role is a high profile Retail Management Role working a mixed portfolio, including a trophy shopping centre (Cabot Circus) for 2 key JLL clients, Hammerson and L&G.
Office location
The role is based in Bristol and will sit within JLL’s Property Delivery Team.
Key Responsibilities
Client & Stakeholder Support
- Support the Property lead as a key contact for the Asset Manager across allocated assets.
- Maintain professional and responsive communication with clients, occupiers, and stakeholders.
- Assist in preparing client reports and attending meetings where required.
Lease and Legal Management
- Assist in receiving, progressing, and preparing recommendations on occupier applications (licence to alter, wayleaves, underletting, assignments).
- Monitor tenant compliance with lease covenants and obligations, escalating issues and supporting resolution.
- Respond to routine technical queries in relation to leases and licences, referring more complex matters where appropriate.
- Support resolution of occupier matters that may influence asset performance or valuation.
Financial Management
- Support financial processes including raising charges, monitoring income, and liaising with accounts teams.
- Assist with arrears management in collaboration with credit control teams.
- Maintain accurate financial records in line with internal processes and client requirements.

Service Charge
- Assist in the preparation and management of service charge budgets, reconciliations, and cash flow forecasts.
- Ensure compliance with RICS guidelines and support achievement of client KPIs.
ESG
- Support the delivery of ESG initiatives in collaboration with FM and specialist teams.
- Assist in implementing client ESG strategies across the portfolio.
Supplier & Facilities Management
- Support management of third-party suppliers, monitoring performance and escalating issues where necessary.
- Work collaboratively with colleagues to ensure service delivery meets required standards.
Inspections
- Undertake regular property inspections, ensuring assets are well presented and issues are identified, recorded, and progressed for resolution.
Transactions / Transitions
- Support property transitions, including onboarding and offboarding assets and assisting with due diligence processes.
- Liaise with solicitors and third parties under the direction of the Associate.
Occupier Engagement & Customer Experience
- Develop positive relationships with occupiers and support initiatives to enhance customer satisfaction.
- Gather occupier intelligence and feedback for reporting to the client.
- Assist in the delivery of customer experience initiatives across the portfolio.
Works
- Support delivery of major works and site-based projects, working with consultants, contractors, and internal teams.
Health & Safety
- Maintain an understanding of relevant Health & Safety legislation and support compliance across properties.

Insurance
- Assist with the insurance renewal process and day-to-day insurance matters.
- Support administration of insurance claims through to resolution.
Void Property Management
- Support management of vacant units, ensuring compliance with client and insurer requirements.
Fees
- Assist in capturing and tracking fee-earning opportunities in line with agreed processes.
Additional Responsibilities
- Support business development activities and identify opportunities to enhance client relationships.
- Contribute to continuous improvement initiatives within the team.
- Assist with project-based work (internal and external).
- Identify and help resolve legacy property management issues.
Candidate Profile
- Ideally working towards MRICS or recently qualified.
- Solid experience in property management or related role.
- Good understanding of landlord and tenant matters.
- Strong organisational skills with attention to detail.
- Commercially aware with a proactive approach to problem solving.
- Strong communication skills and ability to build relationships.
- Competent IT skills, including property management systems.
- Ability to manage multiple tasks and meet deadlines.
