Surveyor / Estimator – Cold Storage Specialist Full-Time, Permanent | Paddock Wood, TN12 | Competitive Salary (Experienced)

About the Role
Overall Purpose: Surveyor / Estimator to support our portfolio of cold storage projects—from assessments to construction contracting.
Core Responsibilities
- On-site surveys: Attend construction sites (new-build or retrofitting) to capture critical metrics (layout, structures, site conditions, etc.).
- Transfer data to design: Communicate findings to draftsmen for accurate bSpec/taking-off documentation, ensuring alignment with technical teams.
- Generate detailed construction estimates & quotes for:
- Full capital expenditure (build layouts, insulation, refrigeration, civil/electrical/HVAC).
- Site-specific abnormals and contingencies.
- Variations/change orders throughout project lifecycle.
- Generate detailed construction estimates & quotes for:
- Sub-contractor engagement: Obtain handwritten/consolidated pricing from top-tier suppliers & subcontractors (boilermakers, insulation fitters, refrigeration systems, etc.).
- Project liaison: Act as the client-facing estimator for cold store projects, supporting both new-build (imported drawings + Specs) and retro-fit initiatives.
- Pre-lending support: Assist with cost-sharing analysis, spark-based budgets, and preliminary feasibility reviews.
- Reporting & compliance:
- Compile cost reports, labour/purchase price databases, and statistical models.
- Submit data for in-house SME audits and client but terms.
- Intellectual property (IP): Protect confidencial designs, estimates, and competitive tendering.

Key Requirements
- Prescribed experience: 5+ years as an estimator & senior surveyor in construction (preferable in commercial/industial spaces).
- Cold storage niche: Past experience with refrigerated warehouses/food processing is advantageous but not mandatory.
- Technical knowledge:
- Proficiency in GMax, X-ARRS, SAP 2C/1V, or equivalent estim bankrupt systems.
- Excel (VBA optional): Data validation, word-eq shortcuts, formula harmonisation.
- Understanding of material take-offs for reinforced concrete blocks, insulated cladding systems, chiller units.
- Soft skills:
- Strong negotiation (persuasion, sourcing, procurement).
- High attention to detail (estimating tapes, cost defects, waste analysis).
- Ability to collaborate across design, admin, and contractors.
- Other competencies:
- Experience with construction insurance tools (e.g. ITOP providers).
- Concrete knowledge of specifications for EPDM roofs, stoizplastull screens, Portland oval pumps.
