Grade P2 – Retail Property Surveyor (Cabot Circus Portfolio)

  • Maintaining strong client relationships

The Role

This high-profile Retail Management Role specialises in a mixed portfolio, including:

  • Cabot Circus – a trophy shopping centre
  • Key JLL clients: Hammerson and L&G

The role is based in Bristol and will be part of JLL’s Property Delivery Team.


Key Responsibilities

Client & Stakeholder Support

  • Serve as a key contact for the Asset Manager across assigned assets.
  • Maintain professional, responsive communication with:
    • Clients
    • Occupiers
    • Stakeholders
  • Assist in preparing client reports and attending relevant meetings.

Lease & Legal Management

  • Progress and recommend actions on:
    • Licence to alter applications
    • Wayleaves
    • Underlettings
    • Assignments
  • Monitor tenant compliance with:
    • Lease covenants
    • Lease obligations
    • Escalate issues and support resolutions.
  • Address routine technical queries on:
    • Leases
    • Licenses
    • (Refer complex matters to senior advice.)
  • Support resolution of:
    • Occupier matters impacting:
      • Asset performance
      • Property valuation

Financial Management

  • Support:
    • Charges raising
    • Income monitoring
    • Accounts team liaison
  • Assist with arrears management in partnership with credit control teams.
  • Maintain accurate financial records compliant with:
    • Internal processes
    • Client requirements

Service Charge

  • Assist in preparing and managing:
    • Service charge budgets
    • Reconciliations
    • Cash flow forecasts
  • Ensure compliance with RICS guidelines.
  • Support achievement of client KPIs.

ESG (Environmental, Social & Governance)

  • Collaborate with FM (Facilities Management) and specialist teams to deliver ESG initiatives.
  • Help implement:
    • Client ESG strategies
    • Portfolio-wide sustainability improvements.

Supplier & Facilities Management

  • Manage third-party suppliers:
    • Monitor performance.
    • Escalate issues as necessary.
  • Collaborate internally to ensure service delivery standards are met.

Inspections

  • Conduct regular property inspections to:
    • Ensure assets are well presented.
    • Identify/report/address issues for resolution.

Transactions / Transitions

  • Support property transitions:
    • Onboarding and offboarding assets
    • Due diligence processes
  • Liaise with:
    • Solicitors
    • Third parties
  • Operate under Associate direction.

Occupier Engagement & Customer Experience

  • Build and maintain positive occupier relationships.
  • Gather feedback for:
    • Occupier intelligence
    • Client reporting
  • Support:
    • Customer experience initiatives
    • Portfolio-wide occupier satisfaction improvements.

Works

  • Assist in delivering:
    • Major works
    • Site-based projects
  • Coordinate with:
    • Consultants
    • Contractors
    • Internal teams.

Health & Safety

  • Maintain understanding of relevant Health & Safety legislation.
  • Support compliance across all properties.

Insurance

  • Support insurance renewal processes.
  • Handle day-to-day insurance matters.
  • Assist in delivering:
    • Insurance claims to resolution.

Void Property Management

  • Oversee vacant units, ensuring compliance with:
    • Client requirements
    • Insurer obligations

Fees

  • Capture and track fee-earning opportunities through agreed processes.

Additional Responsibilities

  • Support business development activities.
  • Identify opportunities to enhance client relationships.
  • Contribute to continuous improvement initiatives.
  • Assist with project-based work (internal & external).
  • Resolve legacy property management issues.

Candidate Profile

Qualifications & Experience

  • Ideally:
    • Working towards MRICS
    • Recently qualified
  • Solid experience in:
    • Property management
    • Related roles

Technical Knowledge

  • Strong understanding of landlord-tenant matters.
  • Familiarity with lease management.

Core Competencies

  • Exceptional organisational skills with attention to detail.
  • Commercially aware with a proactive problem-solving approach.
  • Strong communication skills (internally and externally).
  • Ability to build trusted client relationships.
  • Competent IT skills, including property management systems.
  • Capability to manage multiple tasks effectively and meet deadlines.
