About Thriving Investments
Thriving Investments is a socially conscious fund manager focused on the living sector. We invest across a range of housing tenures that deliver market returns to investors while creating meaningful social impact. Currently managing over 5,300 homes and £1.1bn of assets under management, we have ambitious plans to grow our portfolio to £5bn+ through the launch of new funds and expansion of existing portfolios.
Supported by a Board of experienced non-executive directors and corporate functions (IT, Finance, HR, Facilities) through our parent organisation, Places for People.
Location & Working Pattern
The role can be based in our London or Bath office, operating three days per week on site.
This is an initial 6-month fixed contract with the possibility of conversion to a permanent role.
About the Role
As a Transaction Manager, you will:
- Lead the end-to-end acquisition of shared ownership portfolios into a newly established Shared Ownership Vehicle.
- Appraise investment opportunities, delivering due diligence across:
- Technical
- Legal
- Commercial
- Financial workstreams.
- Drive transactions through to completion while managing negotiations and acting as the key contact with housing associations.
- Produce high-quality investment papers and oversight of financial modelling to assess returns, risk, and portfolio performance.
- Support and guide analysts to ensure strong transactional and strategic outcomes.
Responsibilities
- Assess, manage, and execute complex residential real estate acquisitions.
- Lead deal pipeline development and risk mitigation for portfolio growth.
- Collaborate with internal teams and external stakeholders to ensure timely closures.
- Keep abreast of regulatory and market trends affecting affordable housing.
- Mentor junior team members and improve broader transactional capabilities.

Essential Criteria
✔ Proven track record of leading or supporting successful:
- Residential real estate portfolio acquisitions.
- Shared ownership or affordable housing investments.
✔ Strong financial modelling skills, including:
- Cashflow forecasting.
- Returns analysis.
- Covenant impact assessment.
✔ Experience preparing and presenting investment papers to senior stakeholders.
✔ Handling due diligence for property transactions:
- Technical
- Legal
- Commercial
- Financial aspects.
Desirable Criteria (if applicable)
- Knowledge of shared ownership regulation and policy frameworks.
- Pursuing professional qualifications (e.g., ACA, CA, MRICS, AFRAI).
- Proven ability to work in a regulatory or socially driven investment environment.
