Asset Manager (Real Estate) – GOES Portfolio Management

Amazon operates a world-class network of technologically advanced fulfillment and logistics properties across the globe. The continued growth of our fulfillment businesses requires active management of these assets to drive operational efficiencies, maintain robust standards, and ensure the facilities fully support evolving business needs.

The Asset Manager role sits within the GOES Portfolio Management team. The ideal candidate will be responsible for implementing cutting-edge real estate management practices, drawing from both Amazon’s internal standards and industry benchmarks. A critical aspect of this role involves identifying and resolving real estate challenges impacting Amazon operations across multiple business segments. Building and maintaining robust relationships with landlords and local operational teams is fundamental to this position. The successful applicant must demonstrate exceptional interpersonal skills, adeptly fostering these connections to ensure smooth operations and mutual success.

The role demands a strategic mindset in real estate management, aimed at enhancing Amazon’s capabilities through smart property solutions. The chosen candidate will align real estate decisions with operational requirements and expansion plans. Combining deep knowledge of commercial property with superior problem-solving ability, the ideal candidate will effectively engage with a wide range of stakeholders—key to navigating complex real estate landscapes while supporting Amazon’s dynamic needs and long-term growth objectives.

Reporting to the Regional Lead, the asset manager will be a critical team member supporting leased and owned fulfillment and logistics locations within their assigned region.

Key Responsibilities

  • Oversee effective real estate management of assigned portfolio sites to ensure optimal operations, utilisation, and performance supporting the business.
  • Act as the primary point of contact for real estate-related escalations, providing support to internal stakeholders and minimizing business disruption.
  • Drive timely negotiations for landlord consents and lease amendments related to property alterations, retrofits, and operational changes.
  • Develop and implement real estate strategies for the region, including consent negotiations, portfolio optimization, and risk management.
  • Support Transaction Managers with lease renewals, terminations, and strategic initiatives, leveraging qualitative and quantitative data.
  • Identify cost-saving and operational efficiency opportunities, implementing best practices in asset management across the region.
  • Provide leadership in real estate during disasters or major incidents impacting operations at multiple locations.
  • Manage end-of-term lease obligations, proactively addressing dilapidations and reinstatement to minimize Amazon’s financial exposure.
  • Establish, maintain, and strengthen relationships with landlords, developers, and external stakeholders through meetings and regular site visits.
  • Offer strategic real estate advice to senior leadership on new concepts and initiatives, aligning portfolio strategies with organizational goals.
  • Champion and implement sustainability and ESG (Environmental, Social, and Governance) initiatives, including energy-saving projects, retrofits, and reporting.
  • Collaborate closely with Legal, Finance, Operations, Engineering, and Construction teams to support real estate guidance and problem-solving.
  • Support operating expense (OPEX) analysis, reviewing payment escalations, service charge obligations, and negotiating OPEX modifications with landlords.
  • Provide input for audits and portfolio reviews to ensure compliance, mitigate risks, and identify savings.
  • Contribute to monthly, quarterly business reviews, and budgets, liaising with Finance on real estate liabilities and asset management targets.

Basic Requirements

  • Bachelor’s degree (or equivalent) in business, management, real estate, or related fields
  • Experience in commercial construction
  • Experience in commercial property management within a real estate company
  • Experience in real estate transactions
  • Proficiency in using commercial real estate software platforms and the Microsoft Office suite

Preferred Qualifications

  • Knowledge of accounting principles, processes, and entries
  • Extensive experience in property or asset management (commercial real estate, corporate occupier, developer, fund, or landlord)
  • Broad experience in managing and interpreting commercial lease agreements
  • Certifications such as RPA, CPM, RICS, or comparable real estate designations
  • Business-level fluency in an additional European language
