Voids and Lettings Senior Service Manager

Are you an experienced housing leader with a passion for delivering excellent services for customers and communities?

We are seeking a highly motivated Voids and Lettings Senior Service Manager to lead the delivery of our Voids and Lettings Service within Birmingham City Council Housing. This is a fantastic opportunity to join a large and ambitious housing service at a time of transformation and continuous improvement.

As the successful candidate, you will provide strategic and operational leadership for the voids and lettings function, ensuring homes and garages are let efficiently, customer expectations are met, and rent loss is minimised. You will play a key role in driving performance, developing services, managing budgets, and delivering positive outcomes for tenants and neighbourhoods across the city.

About The Role

Reporting to the Head of Resident and Partnership Services, you will lead and inspire a team responsible for the successful delivery of voids and lettings services. You will work closely with internal and external stakeholders, using performance data and customer insight to shape services, improve outcomes and ensure compliance with legal and regulatory requirements.

Key Responsibilities Include:

  • Leading and motivating teams to achieve high performance standards and excellent customer service.
  • Driving improvements in void turnaround times and lettings performance.
  • Developing and delivering business plans, programmes of work and service improvement initiatives.
  • Managing stakeholder relationships and working collaboratively across housing services.
  • Monitoring performance, budgets and service delivery to ensure value for money.
  • Ensuring services meet corporate objectives, regulatory requirements and key performance targets.

About You

We are looking for an exceptional housing professional who can demonstrate strong leadership, commercial awareness and a commitment to customer-focused service delivery.

We are particularly seeking a candidate with senior housing management experience, including a strong knowledge of voids and lettings processes, performance management and service improvement.

You will also bring:

  • Significant experience leading large multidisciplinary teams within a housing management environment.
  • A proven track record of delivering performance improvements and meeting challenging targets.
  • Excellent knowledge of housing legislation and regulatory requirements.
  • Experience of analysing performance data to drive service improvements.
  • Strong financial and budget management skills.
  • Outstanding communication, stakeholder engagement and relationship-building abilities.
  • Experience leading teams through change and embedding a high-performance culture.
